Builders tend not to disclose all your options for financing, earnest money or option deposit (whether it is refundable or not), discounts, and ability to price negotiating. Most builders offer a BTSA (Bonus to the Seller, paid to the Realtor), which can usually be negotiated towards the price of the home or option allowance. You do not pay anything, the builder pays my commission. I can assist you in getting pre-approval as well or if you have a home to sell, I can help you list your home and we can do contingency contract (you write a contract on a new home with the condition that you are able to sell your current home).
